In 1974 the Turkish army invaded Northern Cyprus and claimed it as their own and declaring the Turkish Republic Of Northern Cyprus or T.R.N.C. as it is also known. They have been there ever since despite worldwide condemnation and trade embargoes by many of the U.N. countries. Whilst this article is written without any political bias there are certain problems that exist between the Greek Cypriots and their Turkish neighbors which you should bear in mind before buying a cheap Cyprus property in the North. The only government that recognizes the T.R.N.C. is in fact Turkey so there are certain issues regarding who would actually own your cheap Cyprus property at the outset. Buying a Cyprus property is not as hard as you may think. Although property in this area of the world may be hot at this time, if you put your mind to it, you should be able to find something that suits your needs. Believe it or not, a lot of people are scared away from searching for a Cyprus property because they do not think that it will suit their needs. Instead of letting this happen to you, you should at least take the time to consider the benefits of owning a Cyprus property. Who knows, you may be surprised at what you find. Few people will argue against property being a great investment and a Cyprus apartment either as a holiday home or a long term project is no exception. Traditionally property always seems to be just that little more expensive than you think you can afford in terms of loan or mortgage repayments and this is usually enough to put most would be Cyprus apartment owners off before they even get started. There are however ways to overcome such barriers even for Mr and Mrs average buyer if you do some homework before hand. As the old saying goes "there is more than one way to skin a cat" and the same goes when buying a Cyprus apartment. A notable British presence remains to this day and Cyprus has become home to a large expat community (estimated at around 50,000), while British tourist trade accounts for the overwhelming majority of the country's tourism income. A look at the Cypriot climate and its easy to see the attraction: average temperatures only dip below 70F (21C) between November and Apriland the country can boast on average 300 days of sunshine per year. So how much property do you get for your money? About 130,000 Cyprus Pounds (EUR224,000, GBP154,000) will buy you a detached three bedroom dwelling, although expect to pay more to get near the beach. In the north, the equivalent property can be picked up for around CYP90,000, and prices here are rising fast, albeit from a low base. However, there are significant risks attached to buying in the North. Compared to many other countries purchasing property in Cyprus by foreigners is relatively simple. Non Cypriots are permitted to purchase (for their personal use) either: an apartment, a house or a villa on a site, a piece of land. The maximum allowed area is 4,013 square meters (an equivalent of 43,195 square feet) Permission to transfer the property bought to the non-Cypriot's name must be sought from the Cyprus Council of Ministers. However this is granted more or less as a matter of course to all bona fide purchasers. In the meantime, purchasers may take possession of the property without restriction. The application to the Council of Ministers to acquire immovable property in Cyprus can be made within a reasonable time after signing the contract of sale. Property Registration / Transfer Fees Real Estate Transfer tax-fees are necessary in order to transfer FREEHOLD ownership to the name of the purchaser. This can be done as soon as the relevant Government Authority has issued the title deed and the purchase has been completed. The Transferee is responsible for the tax payment. Most folks will have some equity in their prime residence against which they could raise at least enough for a 20-30% deposit against an apartment in Cyprus without it costing them the earth in extra repayments on their mortgage. It is argued that the cheapest way to borrow over the long term is by this form of raising capital against your existing property. Whilst securing extra borrowing against the family home should always be approached with caution and forethought. But at least they would be investing the money into a Cyprus apartment which should in turn build equity into that investment rather than buying disposable items like cars or holidays that will show no return whatsoever. Many empty Cyprus apartment complexes are being refurbished into luxury units and sold on to eager holiday home purchasers. These "like new" apartments offer buyers the best of everything including a central reception area, pool complexes and resort locations to name just a few. They are a real win win situation for everyone involved including the former owners and those looking to buy on a limited budget. The third major area of property developments in Northern Cyprus centres on the town of Bafra, north of Bogaz. This giant reproduction of the Temple of Artemis at Ephesus is a landmark five-star resort and casino, offering a massive 2,400 bed capacity for international conferences and holidaymakers. One problem with Northern Cyprus is infastructure. To put it bluntly there isn't any! No buses, poor roads and little in the way of public services or utilities. Whilst Northern Cyprus is indeed a lush and beautiful country many Turkish Cypriots live close to the poverty line farming the land to scrape a meager living. So that cheap Cyprus property you are searching for probably does exist in the North but once you buy it your problems may have only just begun. With the "Cyprus problem" remaining unresolved you could find yourself living on land that many Greek Cypriots vehemently contest as being theirs by right. Not a comfortable way to live even if you do save a few thousand pounds and you could arguably face the prospect of losing everything in the future. But don't give up on finding cheap Cyprus property in the South because it is still there if you know just where to look for it. If you first get yourself acquainted with how the Cyprus property market "ticks" you will be better armed to negotiate yourself a real bargain overall. The way it works in Cyprus is a little different to other parts of Europe with some striking differences between the U.K. and Cyprus when it comes down to the nitty gritty of paying. In England the developer buys the land and pays the going rate before he lays a brick. Then when a house is finished you pay the full price as agreed and move into your new home. Hopefully you now have a better idea of what type of properties in Cyprus are available. If need be, get the help of an agent when shopping for Cyprus properties. Remember, a real estate agent will be most familiar with the properties as well as the market. Being able to learn from their expertise is invaluable.
